Cancellation Policy Cancellations will be honored per our standard policy. 100% refund up to 14 days before check-in, 50% refund up to 7 days, no refund within 7 days Please note that during BC’s fire season, we will not issue refunds due to air quality concerns. Air quality, like smog in other areas, is outside our control. If an official evacuation order is issued for our area, a full refund will be provided for affected bookings.

Terms and Conditions

Acceptance of Terms By accessing or using the Not Too Shabby website and its services, and by making a reservation request, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions. No booking is final until full payment is received, and these Terms are accepted. This website is operated by Not Too Shabby, Todd & Koreen Williamson (the "Owner"), and your use of the site and rental property constitutes acceptance of these Terms. Not Too Shabby reserves the right to modify or discontinue the website or these Terms at any time. If you do not agree to any of these terms, you should not use this site or make a booking. Booking and Payment Terms Bookings are confirmed only upon receipt of full payment and acceptance of these Terms. After you inquire, the Owner will send a rental agreement and instructions for payment. We accept the following payment methods: •Visa (Credit/Debit) •MasterCard (Credit/Debit) •Interac e-Transfer •PayPal All credit card and online payments are processed securely by PCI-compliant third-party payment gateways; Not Too Shabby does not store your card details. A non-refundable $75 cleaning fee and a $250 refundable damage deposit apply to each booking. Applicable taxes – 5% GST (federal Goods and Services Tax), 8% PST (BC Provincial Sales Tax), and 3% MRDT (Municipal and Regional District Tax) – will be added to all rental charges. These taxes are collected at the rates set by the Province of British Columbia for short-term accommodations, as noted by BC government sources. Payment in full is due at booking to secure your reservation. Check-In and Check-Out •Check-in: After 3:00 PM (15:00) local time on the day of arrival. •Check-out: By 10:00 AM local time on the day of departure. Early check-in or late check-out may be possible by prior arrangement and subject to availability. Failure to check out on time may result in additional charges. Occupancy and Visitors •Maximum Occupancy: 4 guests total (including children). •Visitors: Additional visitors or overnight guests not included in the reservation are allowed only with the Owner’s prior approval. Exceeding the maximum occupancy or unapproved guests may result in immediate termination of the stay without refund. All registered guests must comply with these Terms and House Rules. House Rules (Pets, Smoking, Parties, Noise) •No Pets: Pets of any kind are strictly prohibited on the premises (indoors or outdoors) at all times. •No Smoking: Smoking or vaping is strictly prohibited indoors. Any evidence of smoking (including odors or ashes) will incur a $500 cleaning fee to cover decontamination. •No Parties or Events: Parties, gatherings, or events of any size are forbidden. Excessive noise or disruptive behavior is not allowed at any time. •Quiet Hours: Quiet hours are in effect from 10:00 PM to 7:00 AM. Guests must respect neighbors’ right to quiet enjoyment; establishing reasonable quiet hours is a recommended best practicewww2.gov.bc.ca. Violation of these rules may result in immediate eviction without refund. Fire Pit and Outdoor Fires Use of the fire pit or any open flame (campfires, bonfires, etc.) is permitted only when no fire bans or restrictions are in effect. Guests must check current fire prohibition notices and comply with all local regulations. The BC Wildfire Service advises that before lighting any fire, campers should verify any active fire bans or restrictions. Always use designated fire rings or pits safely and extinguish all fires completely before leaving the area. Cancellation and Refund Policy •14+ Days Before Check-in: 100% of rent (minus any non-refundable fees) refunded. •7–13 Days Before Check-in: 50% of rent refunded. •Less Than 7 Days Before Check-in: No refund of rent. •Air Quality: No refunds will be issued for canceled plans due to air quality issues (e.g. smoke, wildfires). •Official Evacuations: If a government-mandated evacuation order for the area is in effect, a full refund or credit will be given. Cancellation requests must be made in writing. Any paid cleaning fee remains non-refundable. This cancellation schedule is our standard policy; by booking you agree to these terms. Property Use and Damage Deposit A $250 damage deposit is collected with each reservation. Guests are responsible for any damage to the property beyond normal wear and tear. The deposit may be used to cover repair or replacement costs if damage occurs. If costs exceed the deposit amount, the Guest agrees to reimburse the Owner for the remaining amount. Guests acknowledge that use of the property’s facilities and amenities (e.g. kitchen, appliances, BBQ, fire pit, etc.) is at their own risk. The Owner is not responsible for any damage to personal property or belongings. Liability Waiver and Indemnification Guests use the property and its amenities at their own risk. Not Too Shabby and its owners, employees, agents, and affiliates assume no liability for injuries, accidents or illnesses to guests or their visitors on the premises or its facilities. In no event shall Not Too Shabby be liable for any indirect, incidental, special or consequential damages arising from your use of the property. You agree to waive any claims against the Owner for personal injury, illness or property damage that may occur during your stay. You agree to indemnify and hold harmless Not Too Shabby and its owners, agents, and employees from any demands, losses, liabilities or expenses (including legal fees) arising from your use of the property or any violation of these Terms. In other words, you are responsible for any claims or costs that result from your actions or the actions of your guests on the premises. If a Guest violates any rule or these Terms (for example by hosting an unauthorized party, violating quiet hours, smoking, or exceeding occupancy), Not Too Shabby may immediately terminate the stay and evict the Guest without refund. Guests are responsible for leaving the property in good condition and will be charged for any extraordinary cleaning or repairs. Intellectual Property All content on this website – including text, graphics, images, logos, and other materials – is the exclusive property of Not Too Shabby and is protected by copyright, trademark, and other intellectual property laws. No right or license is granted to you to reproduce or use any such content except as expressly provided herein. You agree not to copy, modify, distribute or otherwise exploit any part of the Site without the Owner’s written permission. Payment Security Not Too Shabby does not retain or store your full payment information. Credit card transactions are securely processed through compliant third-party payment gateways (e.g. PayPal or trusted processors) that use encryption and adhere to industry security standards. Changes to Terms and Service Not Too Shabby may update or change these Terms and the website at any time. When changes are made, we will post the revised Terms on this page with a new effective date. Your continued use of the website or the property after any changes indicates your acceptance of the updated Terms. It is your responsibility to review the Terms periodically. If you do not agree to a change, you must cease using the site and services. Promotional Emails If you provide your contact information (such as email or phone), you may receive occasional promotional messages or newsletters from Not Too Shabby. Participation in these communications is voluntary. You may opt out or unsubscribe at any time by notifying us. We will not send marketing communications without your consent. Governing Law and Disputes These Terms and any disputes arising out of your booking or stay will be governed by and construed in accordance with the laws of the Province of British Columbia and the applicable laws of Canada. You agree that any legal action or proceeding shall be brought in the courts located in British Columbia, specifically those within the Regional District of Central Kootenay.
